What is a wind mitigation inspection?

Florida is no stranger to high winds, hurricanes, and tropical storms. With these weather conditions comes the importance of taking proactive steps to protect your home from wind-related damage. One effective way to evaluate your home’s wind resistance—and potentially save on homeowners insurance—is through a wind mitigation inspection.

A wind mitigation inspection evaluates specific features of your home that are designed to withstand strong winds. The inspection provides valuable documentation that insurance companies use to determine whether your home qualifies for discounts based on its wind-resistant construction features.

Whether you’re purchasing a home or are already a homeowner, a wind mitigation inspection can be a valuable tool. For homebuyers, it can help document the property’s wind-resistant features for insurance purposes, while current homeowners may benefit from having an updated report to ensure they are receiving all available insurance discounts.

What does a wind mitigation inspection check?

The state form 1802 covers seven specific construction features. Each one affects your premium differently. Here is what your inspector will evaluate.

1. Age of the Home and Roof

Newer homes, especially those built after the 2001 Florida Building Code updates, often incorporate more wind-resistant construction methods. Older homes may qualify for discounts if upgrades have been made.

2. Roof Covering

We evaluate the type of roofing material and whether it meets Florida Building Code standards. Our inspectors look for installation dates and documentation to verify compliance.

3. Roof deck attachment

This is one of the biggest discount drivers. We go into the attic to check how the plywood or OSB sheathing is nailed to the rafters. The nail size, type, and spacing all matter. Homes with 8d ring-shank nails at 6-inch spacing earn better credits than homes with smaller nails spaced further apart. Roof deck failure is how most roofs come off during a hurricane.

4. Roof-to-wall connections

Our inspectors assess how the roof is attached to the walls of the home. Stronger connections like hurricane clips or straps provide better resistance against uplift forces caused by high winds.

5. Roof Shape and Structure

Certain roof shapes, such as hip roofs, are more aerodynamic and perform better in high winds compared to gable roofs. Inspectors also examine the roof decking attachment (nail size, spacing) and the overall structural integrity.

6. Secondary water resistance (SWR)

This is a self-adhering underlayment installed directly on the roof deck beneath the shingles or tiles. If your roof has SWR, it can reduce your wind premium significantly. This is the single most valuable feature on the form. Most homeowners who have it do not know it is there until an inspector checks.

7. Opening protection

Doors, windows, skylights, and garage doors are checked for wind- and impact-resistant features. Shutters, impact glass, or other protective systems are essential in hurricane zones.

WIND MITIGATION VS. FOUR POINT INSPECTION

A 4 point inspection evaluates the homes four main points- Roof, electrical, plumbing and HVAC. This is a snapshot of the home, that the insurance company will use to determine insurance eligibility.

A wind mitigation inspection evaluates hurricane and wind resistant features. The more features, the more discounts your insurance is able to provide.

They are separate inspections with separate forms and separate purposes. We offer both services. Call us to ask about scheduling.

Frequently asked questions about wind mitigation inspections

A wind mitigation inspection typically costs between $75 and $150 in the Orlando area. The price depends on home size, location, and complexity. Call (407) 644-6194 for a free quote on your specific property.

Five years from the date of the inspection, as long as no structural changes are made to the roof, windows, doors, or other features documented on the form. After five years, you need a new inspection to keep your insurance discounts active.

Florida homeowners typically save between $500 and $2,500 per year. The amount depends on your home’s construction features, your current premium, and your carrier’s discount schedule. Some homeowners save more, especially those with secondary water resistance and full opening protection.

It is the official Florida wind mitigation inspection form issued by the Office of Insurance Regulation. Every Florida property insurer is required to accept it. The form was updated in April 2026 based on a new state-commissioned wind-loss study. We use the current revision on every inspection.

Yes. Any Florida home can get a wind mitigation inspection regardless of age. Older homes may not have all the features that earn the highest discounts, but many have qualifying roof deck attachments or roof shapes that still provide savings. If you have made improvements like adding hurricane shutters or impact windows, those count too.

A four-point inspection looks at the four main home systems (roof, electrical, plumbing, HVAC) to determine if your home qualifies for insurance coverage. A wind mitigation inspection looks at hurricane-resistant construction features and determines discounts on your insurance premiums.  They are separate inspections with separate forms for insurance purposes only.

Secondary water resistance (SWR) is a self-adhering underlayment installed directly on the roof deck beneath the shingles or tiles. It is the single most valuable feature on the wind mitigation form and can reduce the windstorm portion of your premium significantly. Many homeowners who have it do not realize it until an inspector goes into the attic and checks.

Yes, a resident or property representative over the age of 18 must be present during the inspection to provide access to the home. We will need access to the attic, so depending on the location of the attic access, vehicles may need to be moved out of the garage or items may need to be temporarily removed from a closet. The inspection typically takes no more than one hour. We recommend ensuring the attic access is clear and accessible before the inspector arrives to help the appointment go smoothly.

A new roof installed under the current Florida Building Code will likely earn credits for roof covering and possibly roof deck attachment. But the other features on the form (roof-to-wall connections, opening protection, SWR, roof geometry) are separate. You still need an inspector to document everything on the OIR-B1-1802 form for your insurer to apply the full range of available discounts.

Under Florida Statute 627.711(2), the inspection must be completed by a licensed home inspector, general contractor, professional engineer, or architect. Our inspectors are Florida-licensed under Chapter 468, Part XV of the Florida Statutes and authorized to complete the OIR-B1-1802 form.

The savings can range from 10% to 45% off the wind coverage portion of your insurance premium, depending on your home’s qualifying features and your insurance company. In Florida, wind coverage can make up a significant portion of your total premium. For example, if your annual homeowners insurance premium is $4,000 and $2,000 of that is for wind coverage, a 30% discount on the wind portion could save you $600 per year! In many cases, the insurance savings can cover the cost of the wind mitigation inspection and potentially save you money year after year.  The wind mitigation inspection is entirely in your favor — it can only help your premium, never hurt it.
