HomeTech Pool Inspections

Pool & Spa Inspections

Pool repairs can be costly. Pool inspections include a visual inspection of the pool structure, surface, plumbing, equipment, water clarity, & more. 

Mold Air Sampling

 Certain molds and elevated levels can be hazardous to health. Humidity, vacant homes, water intrusion, moisture damage, and other issues common in Florida can be breeding grounds for mold. Air samples are taken using an electric air pump then sent to the lab to be tested for mold. The results are then emailed to the client.

Sewer Scope Inspections

Sewer lines in older homes can become clogged, damaged, deteriorate, or have other issues: this is commonly found with cast iron and carboard tar waste lines. New structures are also more prone to these issues when loose items and debris get stuck in waste lines during construction.  Evidence is often not visible until the issue creates substantial damage. Repairing sewer lines can be costly and complicated. A sewer scope involves using a camera to inspect the sewer lines on the property. 

Water Sampling

These tests help to ensure the water in the home is safe for your health and may be required for loan purposes when wells are present. Water samples are collected and brought to the lab to be tested for traces of bacteria such as Total Coliform, Ecoli, Nitrate, Nitrite, lead and other items depending on the test. Pool Leak Detection Inspections

Pool leak detection inspections are available to help determine if there are leaks in the pool or equipment. Pool dye tests are also available to help determine the origin of any leaking.

WDO Inspections

Termites and wood decaying fungi are common in Florida. Whether a concrete block or wood frame home the damage can be extensive. We recommend a WDO inspection on every home. 

Wind Mitigation Inspections

Wind mitigations are insurance related inspections regarding the age and construction of your roof. Often, they can save you money on your home insurance premiums and are sometimes required by insurance companies.

How quickly can you do the inspection?

Average inspections take 3 to 4 hours although bigger and older houses can take longer. We do not put time limits on inspections to ensure we provide the best possible service.

How much is the inspection?

Average fees start out at $375 for a base home inspection. Prices are based on square feet, location, and age. It is best to call for a precise quote and appropriate services.

What's included in the inspection?

A full evaluation of the structure, roof covering, attic framing, attic insulation, heating and air systems, water heater, and kitchen appliances. Your inspector is going to test outlets, switches, fans, and light fixtures and perform safety inspections on the electrical panels. They will also test all available plumbing fixtures, test hot and cold water, check visible lines for leaks, and stress the waste plumbing. Your inspection will include thermal imaging scans of the entire home as well which can reveal air leaks, water intrusion, insulation deficiencies, moisture issues, and electrical hazards that may not be visible to the naked eye. We will locate and familiarize you with the systems of your home such as where the main breaker, water main, Ac filters, etc to enjoy and maintain the home. A verbal report will be presented at the end of the inspection to be followed by a digital report with photos same day.

When will I get the report?

A verbal report is presented at the end of the inspection if the client is present and the digital report is emailed SAME DAY!
