Orlando's Home Inspection Company, In Business Since 1997

We started doing home inspections in Orlando back in 1997. That means we’ve been around long enough to see the housing market go through just about everything: booms, busts, and everything in between. Our team has inspected over 9,000 homes across Central Florida, and we know what to look for in this market specifically.

Florida homes come with their own set of concerns. Older cast iron sewer lines, humidity-related mold, aging AC systems, stucco issues, and storm-related roof damage are things we see regularly. We know what questions to ask because we’ve seen what goes wrong in homes around here. That local knowledge is something no national chain can match.

We’re a team of State licensed, certified inspectors. Every inspection includes thermal imaging at no extra charge, and your digital report is ready the within 24 hours, usually within a few hours of the inspection finishing.

Florida Home Inspector License #: HI1380

New Construction Inspection

This includes a full evaluation of the foundation, roof covering, attic framing, and insulation, heating and air systems, water heater, and kitchen appliances. Your inspector is going to test outlets, switches, fans, and light fixtures and perform SAFETY inspections on the electrical panels. They will also test all available plumbing fixtures, test hot and cold water, check visible lines for LEAKS, and STRESS the waste plumbing. YOUR inspection WILL include thermal imaging scans of the ENTIRE home as well which can reveal air leaks, WATER INTRUSION, insulation deficiencies, MOISTURE ISSUES, and ELECTRICAL HAZARDS that may not be visible to the naked eye. We will locate and familiarize you with the systems of your home such as where the main breaker, water main, Ac filters, etc to enjoy and maintain the home. A verbal report will be presented at the end of the inspection to be followed by a digital report with pictures the next day

Pre-Slab from $250

Pre-Listing Inspection

Planning to sell your home? A pre-listing inspection can help uncover issues before they become closing-day surprises. Each inspection includes a transferable 4-point inspection that can be provided to new buyers for added peace of mind.

WDO / Termite Inspection

Florida’s climate is friendly to termites and wood-decaying fungi. Termites can cause a lot of damage and we can check to see if they may be present in your home.

Mold / Air Quality Testing

Our indoor air quality testing helps identify airborne mold spores and other potential air quality concerns inside the home. Samples are collected from the indoor air and compared to an outdoor control sample to help determine if elevated mold levels may be present. Results are analyzed by a certified laboratory, and a detailed report is provided following testing.

Sewer Scope Inspection

Our sewer scope inspection uses a specialized camera to evaluate the condition of the home’s main sewer line. This inspection can help identify issues such as blockages, root intrusion, cracks, offsets, or deteriorated piping before they become costly repairs. Sewer scope inspections are especially valuable for older homes with cast iron plumbing, as well as new construction homes where installation defects or debris may be present. A video and detailed findings are provided following the inspection.

Commercial Inspections

Our Property Condition Assessments (PCA) provide a detailed evaluation of a commercial property’s major systems and overall condition to help buyers, investors, tenants, and property owners make informed decisions. We assess key components including roofing, electrical, plumbing, HVAC, structural elements, and more. Our reports also include repair and replacement cost estimates for identified deficiencies, helping clients better understand potential future expenses and plan accordingly

GREG FYOCK - OWNER AND INSPECTOR
FL Home Inspector License #: HI1380

Greg has been doing home inspections in Central Florida since 2009 and has owned HomeTech since 2014. Before buying the company, he spent years learning the business under its founder. When Greg looks at a home, he’s drawing on nearly two decades of Florida-specific experience.

He grew up in Colorado but has spent his career in this market. He knows how Florida homes age, what the humidity does to structures over time, and what issues tend to show up in the Orlando area’s older neighborhoods versus newer builds.

Greg’s approach is straightforward: he tells you what he sees, explains what it means, and helps you understand what actually needs to be fixed and what can wait. No drama, no upselling. Just honest information so you can make a good decision.

Our full inspection team also includes Austin Reynolds, Jorge De Ayala, and Sterling Henderson, all licensed Florida home inspectors with years of hands-on experience. Each one brings something different to the table, whether that’s new construction expertise, phase construction specialization, or deep residential knowledge.

Frequently Asked Questions About Home Inspections in Orlando

How much does a home inspection cost in Orlando, FL?

A standard home inspection in Orlando starts at $375 for most single-family homes, with final pricing based on the size and age of the property—larger and older homes may require more time and cost more. Additional services such as mold testing, sewer scopes, and 4-point inspections are available for an additional fee. We offer quick, free quotes by phone or text and can provide an exact price right away at (407) 644-6194.

A full home inspection typically takes 3 to 4 hours for most homes. Larger properties or homes with additional features such as pools, guest houses, or older systems may take longer. When possible, we may assign multiple inspectors to help keep the process efficient and reduce wait times. New construction phase inspections, including pre-slab and pre-drywall, usually take 1 to 3 hours per visit. Clients are welcome to attend the inspection, and many buyers find it helpful to be present for at least part of the process. Most people choose to arrive toward the end for the walkthrough of findings.

A verbal report will be presented at the end of the inspection to be followed by a digital report with pictures the within 24 hours.

Yes, and it matters more than most buyers realize. New homes can still have defects. We regularly find issues such as missed insulation, improper plumbing installations, electrical concerns, and framing problems, even in brand-new builds. That’s why we recommend a three-phase new construction inspection process: Pre-slab inspection (before the foundation is poured) Pre-drywall inspection (while the framing and systems are still visible) Final inspection (before closing) Once drywall is installed, many issues become hidden and much harder to identify or correct. Catching them early helps ensure your home is built the way it was intended.

A four point inspection evaluates the four main systems of a home: roof, electrical, plumbing, and HVAC (heating and air conditioning). In Florida, insurance companies often require this inspection before issuing or renewing a homeowners insurance policy, typically for homes that are 25 years or older. The goal is to confirm that these key systems are in acceptable condition and not an immediate risk. It’s important to note that a four point inspection is not as detailed as a full home inspection. It does not evaluate cosmetic items or provide a full property overview. Instead, it focuses specifically on the systems insurance companies care about most when determining coverage. If you’re buying or insuring an older home in the Orlando area, there’s a strong chance you’ll need one and sometimes quickly during the insurance underwriting process. We can complete the inspection and provide the required documentation for your insurance provider.

A wind mitigation inspection documents how your home is built to resist wind damage. This includes key features such as roof shape, roof covering, roof deck attachment, and opening protections like hurricane shutters or impact-rated glass. In Florida, insurance companies are required to offer discounts based on these wind-resistant features. If your home qualifies, the savings can be significant, often enough that the inspection pays for itself very quickly. We complete wind mitigation inspections for both homebuyers during the purchasing process and current homeowners looking to reduce insurance costs. The inspection typically takes about 45 minutes, and we do need access to the attic as part of the evaluation. We perform these inspections throughout Central Florida and provide the documentation needed for your insurance provider to apply any eligible discounts.

Most reports are delivered within 24 hours, guaranteed. You’ll receive a secure web link along with a downloadable PDF version of your full inspection report, making it easy to review or forward to your agent, lender, or insurance company. Your report is provided through our Spectora software and includes color photos, clear descriptions, and easy-to-follow summaries. It’s designed to be simple to navigate on any device phone, tablet, or computer.

Yes, and we encourage it when possible. Many clients choose to join toward the end of the inspection so we can walk through the home together and review any findings without interrupting the inspection process. If you’re attending, you can simply arrive near the estimated completion time, we can also give you a call when we’re getting close so timing is easy. If you’re unable to attend, we still make sure you’re fully informed. We always call you to review our findings before the written report is delivered. If you’re working with a real estate agent, we also coordinate with them to ensure everyone is on the same page.

Buying a home doesn’t always go as planned. If you’re under contract, schedule an inspection with us, and the deal falls through, we’ll give you $50 off your next inspection when you find your next home. No paperwork, no hassle—we take care of it automatically. It’s just a simple way to make things a little easier if your first deal doesn’t go through.

Yes, we do offer a paid-at-closing option for some buyers who prefer to defer payment during the home buying process. It’s not available in every situation, but we understand that timing can be tight during a purchase. Reach out to us and we’ll talk through your options and see what works best for you.
