Sewer scope inspections are especially valuable for older homes with cast iron plumbing, as well as new construction homes where installation defects or debris may be present. Larger homes, older homes, or properties with added features such as pools, detached guest spaces, outbuildings, or aging systems may require more time for a thorough inspection.

 

When the schedule allows, we may send more than one inspector to the property to keep the inspection moving efficiently and help reduce delays. For new construction, phase inspections such as pre-slab and pre-drywall visits are typically shorter and usually take about 1 to 3 hours per inspection.

 

Clients are always welcome to attend the inspection. Many buyers find it helpful to be present for at least part of the appointment so they can better understand the home and ask questions. Most clients choose to arrive near the end of the inspection for the walkthrough, when the inspector can review key findings and explain what was discovered in clear, practical terms.

Yes. A new construction inspection is important because brand-new homes can still have problems that are easy to miss. Even when a home has just been built, we may find concerns such as missing insulation, plumbing installation issues, electrical defects, framing concerns, or incomplete work that should be addressed before closing.

 

For that reason, we recommend a three-phase new construction inspection process. This includes a pre-slab inspection before the foundation is poured, a pre-drywall inspection while framing, plumbing, electrical, and mechanical systems are still visible, and a final inspection before closing.

 

The timing matters. Once drywall is installed, many important components are covered and can no longer be fully evaluated without invasive work. Identifying concerns during each phase gives the builder an opportunity to make corrections early and helps give you greater confidence that your new home was built as intended.

A four point inspection evaluates the four main systems of a home: roof, electrical, plumbing, and HVAC (heating and air conditioning). In Florida, insurance companies often require this inspection before issuing or renewing a homeowners insurance policy, typically for homes that are 25 years or older.
