We Show Up and Get to Work
Your inspector arrives on time and gets started! The inspection is a full evaluation of the foundation, roof covering, attic framing, and insulation, heating and air systems, water heater, and kitchen appliances. Your inspector is going to test outlets, switches, fans, and light fixtures and perform SAFETY inspections on the electrical panels. They will also test all available plumbing fixtures, test hot and cold water, check visible lines for LEAKS, and STRESS the waste plumbing. YOUR inspection WILL include thermal imaging scans of the ENTIRE home as well which can reveal air leaks, WATER INTRUSION, insulation deficiencies, MOISTURE ISSUES, and ELECTRICAL HAZARDS that may not be visible to the naked eye. We will locate and familiarize you with the systems of your home such as where the main breaker, water main, Ac filters, etc to enjoy and maintain the home. Larger homes, older homes, or properties with added features such as pools, detached guest spaces, outbuildings, or aging systems may require more time for a thorough inspection.
When the schedule allows, we may send more than one inspector to the property to keep the inspection moving efficiently and help reduce delays. For new construction, phase inspections such as pre-slab and pre-drywall visits are typically shorter and usually take about 1 to 3 hours per inspection.
Clients are always welcome to attend the inspection. Many buyers find it helpful to be present for at least part of the appointment so they can better understand the home and ask questions. Most clients choose to arrive near the end of the inspection for the walkthrough, when the inspector can review key findings and explain what was discovered in clear, practical terms.
What does a home inspection in Volusia County cover?
Your home inspection includes a detailed evaluation of the major visible systems and components of the property. This includes the foundation, roof covering, attic framing, insulation, heating and cooling systems, water heater, and kitchen appliances. Your inspector will also test accessible outlets, switches, fans, and light fixtures, along with performing safety checks on the electrical panel.
Plumbing is also reviewed throughout the home. We test accessible plumbing fixtures, check hot and cold water, look over visible supply and drain lines for signs of leaks, and stress-test the waste plumbing where possible. Do I need a home inspection for a new construction home in Volusia County?
Yes. A new construction inspection is important because brand-new homes can still have problems that are easy to miss. Even when a home has just been built, we may find concerns such as missing insulation, plumbing installation issues, electrical defects, framing concerns, or incomplete work that should be addressed before closing.
For that reason, we recommend a three-phase new construction inspection process. This includes a pre-slab inspection before the foundation is poured, a pre-drywall inspection while framing, plumbing, electrical, and mechanical systems are still visible, and a final inspection before closing.
The timing matters. Once drywall is installed, many important components are covered and can no longer be fully evaluated without invasive work. Identifying concerns during each phase gives the builder an opportunity to make corrections early and helps give you greater confidence that your new home was built as intended.
What is a four point inspection and when do I need one?
A four point inspection evaluates the four main systems of a home: roof, electrical, plumbing, and HVAC (heating and air conditioning). In Florida, insurance companies often require this inspection before issuing or renewing a homeowners insurance policy, typically for homes that are 25 years or older. The goal is to confirm that these key systems are in acceptable condition and not an immediate risk. It’s important to note that a four point inspection is not as detailed as a full home inspection. It does not evaluate cosmetic items or provide a full property overview. Instead, it focuses specifically on the systems insurance companies care about most when determining coverage. If you’re buying or insuring an older home in the Orlando area, there’s a strong chance you’ll need one and sometimes quickly during the insurance underwriting process. We can complete the inspection and provide the required documentation for your insurance provider.
What is a wind mitigation inspection and can it lower my insurance?
A wind mitigation inspection documents how your home is built to resist wind damage. This includes key features such as roof shape, roof covering, roof deck attachment, and opening protections like hurricane shutters or impact-rated glass. In Florida, insurance companies are required to offer discounts based on these wind-resistant features. If your home qualifies, the savings can be significant, often enough that the inspection pays for itself very quickly.
