Licensed Home Inspectors Seminole County, FL
Greg has been inspecting homes across Seminole County, FL, since 2009 and has owned HomeTech since 2014. Before purchasing the company, he spent years learning the home inspection business directly from its founder. When Greg inspects a home in Seminole’s seven municipalities, he brings nearly two decades of Florida-specific experience to the process.
Greg built his inspection career in Central Florida, despite growing up in Colorado. He understands how local heat, humidity, storms, and moisture exposure affect homes over time. He also knows the types of issues that can appear in the Orlando-metro region’s established neighborhoods, as well as the concerns that may show up in newer construction.
Greg’s inspection style is simple, clear, and honest. He explains what he sees, what it means, and which items should be addressed right away versus which ones can be monitored or handled later. Our full inspection team also includes Austin Reynolds, Jorge De Ayala, and Sterling Henderson, all licensed Florida home inspectors with years of hands-on experience. Frequently Asked Questions
How much does a home inspection cost in Seminole County, FL?
A standard home inspection in Seminole County starts at $375 for most single-family homes. Final pricing depends on the size, age, and overall complexity of the property, since larger homes and older homes often require more time to inspect thoroughly.
Mold testing, sewer scope inspections, and 4-point inspections are also available for an additional fee. To get an exact price for your property, call or text HomeTech Home Inspections at (407) 644-6194. We offer quick, free quotes and can usually provide pricing right away.
How long does a home inspection take?
A full home inspection typically takes 3 to 4 hours for most homes. Larger properties or homes with additional features such as pools, guest houses, or older systems may take longer. When possible, we may assign multiple inspectors to help keep the process efficient and reduce wait times. New construction phase inspections, including pre-slab and pre-drywall, usually take 1 to 3 hours per visit. Clients are welcome to attend the inspection, and many buyers find it helpful to be present for at least part of the process. Most people choose to arrive toward the end for the walkthrough of findings.
What does a home inspection in Seminole County cover?
Your HomeTech Home Inspection includes a detailed review of the home’s major visible systems and components, followed by a detailed digital report with photos, delivered within 24 hours. This includes the foundation, roof covering, attic framing, insulation, heating and cooling systems, water heater, and kitchen appliances. Your inspector will test accessible outlets, switches, fans, and light fixtures, along with performing safety checks on the electrical panel.
We also review accessible plumbing fixtures throughout the home. This includes testing hot and cold water, checking visible plumbing lines for signs of leaks, and stress-testing the waste plumbing where possible. Every full home inspection includes thermal imaging scans of the entire home at no extra charge. Thermal imaging can help identify concerns such as air leaks, water intrusion, insulation gaps, moisture issues, and potential electrical hazards that may not be visible during a standard visual inspection.
At the end of the inspection, we will provide a verbal summary of the findings. Your inspector will familiarize you with key home systems, including the main electrical breaker, water shutoff, and AC filters.
Do I need a home inspection for a new construction home in Seminole County?
Yes. New construction home inspections are important because even brand-new homes can have defects, incomplete work, or installation issues that should be addressed before closing. We regularly uncover concerns such as missing insulation, plumbing installation problems, electrical issues, framing defects, and other items that may not be obvious during a normal walkthrough.
That is why we recommend a three-phase new construction inspection process. This includes a pre-slab inspection before the foundation is poured, a pre-drywall inspection while the framing and major systems are still visible, and a final inspection before closing.
Your home inspection process gives you a better opportunity to catch problems before they are covered up or become more difficult to correct. Once drywall is installed, many components are hidden from view. Identifying issues early helps the builder make needed corrections and gives you more confidence that your home is being built the right way.
What is a four point inspection and when do I need one?
A four point inspection evaluates the four main systems of a home: roof, electrical, plumbing, and HVAC (heating and air conditioning). In Florida, insurance companies often require this inspection before issuing or renewing a homeowners insurance policy, typically for homes that are 25 years or older. The goal is to confirm that these key systems are in acceptable condition and not an immediate risk. It’s important to note that a four point inspection is not as detailed as a full home inspection. It does not evaluate cosmetic items or provide a full property overview. Instead, it focuses specifically on the systems insurance companies care about most when determining coverage. If you’re buying or insuring an older home in the Orlando area, there’s a strong chance you’ll need one and sometimes quickly during the insurance underwriting process. We can complete the inspection and provide the required documentation for your insurance provider.
What is a wind mitigation inspection and can it lower my insurance?
A wind mitigation inspection documents how your home is built to resist wind damage. This includes key features such as roof shape, roof covering, roof deck attachment, and opening protections like hurricane shutters or impact-rated glass. In Florida, insurance companies are required to offer discounts based on these wind-resistant features. If your home qualifies, the savings can be significant, often enough that the inspection pays for itself very quickly. We complete wind mitigation inspections for both homebuyers during the purchasing process and current homeowners looking to reduce insurance costs. The inspection typically takes about 45 minutes, and we do need access to the attic as part of the evaluation. We perform these inspections throughout Central Florida and provide the documentation needed for your insurance provider to apply any eligible discounts.
How soon will I get my inspection report?
Most reports are delivered within 24 hours, guaranteed. You’ll receive a secure web link along with a downloadable PDF version of your full inspection report, making it easy to review or forward to your agent, lender, or insurance company. Your report is provided through our Spectora software and includes color photos, clear descriptions, and easy-to-follow summaries. It’s designed to be simple to navigate on any device phone, tablet, or computer.
Can I attend the home inspection?
Yes, and we encourage it when possible. Many clients choose to join toward the end of the inspection so we can walk through the home together and review any findings without interrupting the inspection process. If you’re attending, you can simply arrive near the estimated completion time, we can also give you a call when we’re getting close so timing is easy. If you’re unable to attend, we still make sure you’re fully informed. We always call you to review our findings before the written report is delivered. If you’re working with a real estate agent, we also coordinate with them to ensure everyone is on the same page.
What is the HomeTech Buyer Protection Program?
Buying a home doesn’t always go as planned. If you’re under contract, schedule an inspection with us, and the deal falls through, we’ll give you $50 off your next inspection when you find your next home. No paperwork, no hassle—we take care of it automatically. It’s just a simple way to make things a little easier if your first deal doesn’t go through.
Do you offer a paid-at-closing option for home inspections?
Yes, we do offer a paid-at-closing option for some buyers who prefer to defer payment during the home buying process. It’s not available in every situation, but we understand that timing can be tight during a purchase. Reach out to us and we’ll talk through your options and see what works best for you.
