Approx. 1–2 hours – in-person attendance welcome, or the inspector can call you afterward to review findings.

- Drainage, vent, and waste lines
- Elevation, drainage, and grading
- Trenches and soil excavation

Framing Inspection (Pre-Drywall)
Pricing varies depending on size of home
Approx. 4–5 hours – requires access to plans in the onsite construction box. Ensures that framing, electrical, plumbing, and HVAC systems are properly installed before drywall covers potential issues.
Typically covers:
- Foundation & grading around home
- Plumbing, electrical, HVAC, and ducting
- Roof structure & framing
- Windows, doors, exterior walls, and sheathing
Final Inspection
Prior to closing – 3–4 hours. A detailed assessment of the home’s structure, major systems, and finishes to ensure it meets building standards before you take ownership.
Includes:
- Foundation, roof covering, attic framing, and insulation
- Heating & air systems, water heater, and kitchen appliances
- Irrigation systems and porch
- Outlets, switches, fans, light fixtures, and electrical panel safety
- All plumbing fixtures (including hot/cold water, leak checks, and waste system stress testing)
- Thermal imaging scans to detect air leaks, water intrusion, insulation deficiencies, moisture issues, and electrical hazards
11-Month Warranty Inspection
Recommended during the 10th or 11th month after move-in to identify items still covered under your builder’s warranty. We’ll even send you a reminder when it’s time! This inspection identifies issues that should be fixed under your builder’s warranty before it expires.

How much is the inspection?
Average fees start out at $375 for a base home inspection. Prices are based on square feet, location, and age. It is best to call for a precise quote and appropriate services.
What's included in the inspection?
A full evaluation of the structure, roof covering, attic framing, attic insulation, heating and air systems, water heater, and kitchen appliances. Your inspector is going to test outlets, switches, fans, and light fixtures and perform safety inspections on the electrical panels. They will also test all available plumbing fixtures, test hot and cold water, check visible lines for leaks, and stress the waste plumbing. Your inspection will include thermal imaging scans of the entire home as well which can reveal air leaks, water intrusion, insulation deficiencies, moisture issues, and electrical hazards that may not be visible to the naked eye. We will locate and familiarize you with the systems of your home such as where the main breaker, water main, Ac filters, etc to enjoy and maintain the home. A verbal report will be presented at the end of the inspection to be followed by a digital report with photos same day.

A verbal report is presented at the end of the inspection if the client is present and the digital report is emailed SAME DAY!
